The Dalton Company has, over the past 80 years, become an industry leader in the adaptive reuse sector, creating new, dynamic and exciting spaces for our clients. With the use of our Alternative Approach to Building, we take a proactive path to project delivery, thus integrating the whole project team, this allows us to take advantage of everyone’s knowledge and maximizes a project’s outcome for success.
Every building project involves elements of risk throughout its lifecycle. Our work in the pre-construction phase is the key to managing these risks, taking care to review, plan and organize allows us to best manage these risks which if ignored can result in cost overruns, schedule delays and quality control issues.
By providing proactive leadership we bring all stakeholders together in an environment which encourages open and honest collaboration, always looking for creative and supportive solutions to problems and removing the often too common ‘blame’ culture.
Our knowledge, experience and our Alternative Approach to Building is showcased in our recent project accomplishments, shown below.
TMX Client Centre
We converted the former Hy’s Steak House to create TMX’s new 8,000sqft technology rich Client Centre. We were hired to work in the pre-construction phase, assisting the design consultants and client team to provide the necessary guidance and support on how best to construct this corporate interior fit-out project within an occupied tower in the heart of downtown Toronto. Of the many challenges of this build, our proactive and creative approach to plan the delivery of the structural steel, required to support the enormous 70ft outdoor LED wall, was captured by video.
The Badminton and Racquet Club (B&R)
We worked to rebuild of the B&R following a devastating fire, which destroyed much of the building. This 35,000sqft, $18M project required extensive pre-construction planning to understand the logistics to gain access to the site within an extremely tight site off St Clair Avenue West. Our experience, attention to detail and quality control processes, enabled us to deliver a high quality product, demanded by the Client and our work is showcased in a recent BlogTO article, and the virtual walkthrough of the facility.
Forest Ridge – 240 Duncan Mills
Updating this eight-storey, 1970’s medical building in North Toronto will be completed in the Summer of 2021. The comprehensive upgrades, including an entire building envelope renewal, complete mechanical upgrades, renovated parking garage structure, electrical work, and life safety systems will create a modern and energy efficient property.
During the pre-construction planning, we provided various cost and schedule scenarios allowing the owner to make best value decisions, utilizing our experiences of completing façade renewal in older buildings concrete framed buildings, like the Bata Shoe Factory. The final decision to undertake the envelope replacement, from the interior spaces during the evening removed the need for a full exterior scaffold and also allowed building tenants to remain operational during business hours, which ultimately provided time and cost savings.
